Greene County VA Real Estate Market Report – November 2011

This Greene County real estate market report will examine the sales of  single family detached homes during November 2011.  We will also look at data on how the Greene County real estate market has performed over the past two years.

When you compare this year so far to the previous year we can see that the Greene County real estate market has remained fairly stable; however month to month it has been a bit of a roller coaster as buying activity has reacted to the volatile ecconomic climate. Prices are down for the year as a whole as are sales totals, but not dramatically. Unfortunately inventory amounts also remain fairly stable, which means that we remain firmly in a sellers market. We will need to see a pickup in sales to buy down inventory to a 6 month inventory level before Greene County real estate will enter a balanced market. This is pretty much what we are seeing throughout Central Virginia.

Albemarle County farms and equestrian properties come in a variety of sizes.  For the purpose of this report we will consider a property a farm if it contains at least 10 acres.  This post will examine the sales of Albemarle farms during the month of July.

July 2010 average list price $1,184,975.
July 2011 average list price $460,000.

July 2010 average sale price $1,057,750.
July 2011 average sale price $422,500.

July 2010 median sold price $1,237,500.
July 2011 median sold price $422,500.

Albemarle County Farms For Sale

July 2010 %sold/list 89.26%.
July 2011 %sold/list 91.84%.

July 2010 average continuous days on market 291.
July 2011 average continuous days on market 209.

1/1/2010 – 7/31/2010, 26 Albemarle County farms sold.
1/1/2011 – 7/31/2011, 25 farms sold on the Albemarle County Real Estate Market.

Albemarle County VA Farms For Sale

As of today 8/5/2011 there are 147 Albemarle County farms for sale.  The farms range in price from $189,900 to $16,000,000.  At the current rate of sales it will be several years before the inventory is sold down.  With this number of farms for sale, you can see how crucial it is to price your farm correctly and make sure that it is in the best possible condition to ensure that it is the one that sells.

This market report will examine the sales of Charlottesville farms during April 2011.  Since Charlottesville horse farms and Albemarle County farms come in a variety of sizes from mini farms to large estates and working farms, for this post we will call a farm all parcels over 10 acres.

April 2010 average list price $1,217,983.
April 2011 average list price $1,936,066.

April 2010 average sale price $1,021,666.
April 2011 average sale price $1,854,833.

April 2010 median sold price $480,000.
April 2011 median sold price $735,000.

Charlottesville Farm Sales - April 2011

As you can see the sales of Charlottesville farms of all sizes continue to be slow.  If you are considering the purchase of a Charlottesville horse farm, this would be the perfect time to buy.  The large inventory makes for a competitive market and there are undoubtedlly some very good deals available.
