As you may know Charlottesville horse farms and Charlottesville farms come in many different sizes.  For the purpose of this market report we will look at the sales of properties of over 10 acres.

May 2010 average list price $562,500.
May 2011 average list price $891,450.

May 2010 average sale price $522,500.
May 2011 average sale price $683,450.

May 2010 median sold price $522,500.
May 2011 median sold price $683,450.

May 2010 %sold/list 92.88%.
May 2011 %sold/list 76.66%.

1/1/2010 – 5/31/2010, 18 Charlottesville horse farms and Charlottesville farms sold.
1/1/2011 – 5/32/2011, 17 farms sold on the Charlottesville real estate market.

Charlottesville horse farms for sale

The sales of Charlottesville horse farms and Charlottesville farms continue to be flat.  This part of the local real estate market has yet to bounce back.  The properties that are selling tend to be the lower priced farms.  The larger Charlottesville horse farms and estate properties are very slow to sell in the current real estate market.

Charlottesville Horse Farms and the Keswick Horse Show

Charlottesville horse farms and the Keswick Horse Show

There are many reasons why a Charlottesville horse farm is the perfect equestrian property.  Many of our local horse owners have show hunters and jumpers.  The availability of horseshows within a reasonable drive is an important consideration to these farm buyers.  There is an A show within a two hour drive of Charlottesville almost every week of the year.  In addition there are several local show series which hold events year round.  Charlottesville is in the middle of Virginia horse country.

Among local horse owners a favorite show is the Keswick Hunt Club Horse Show.  Many Charlottessville horse farms are represented showing their horses at Keswick.  The show ring under the trees provides the a lovely setting for the magnificent horses to perform in.

Charlottesville Horse Farms and Country Homes Says Happy Birthday to the Horses

January 1st, 2011

On all of the Charlottesville horse farms someone is having a birthday.  January 1 is the day when all thoroughbred horses turn another day older. 

 For the purpose of the racing industry it was determined that no matter what the actual birth date a thoroughbred horse turns a year older on January 1.  You may hear a horseperson saying that a certain horse is a young four year old.  That would mean that the particular horse was born later in the year, for instance in June so that horse might only be 7 actual months old when its first birthday rolls around.  Since a horse may start racing in its 2 year old year, the custom is to breed a mare so that she will foal early in the year, without foaling too early and having a late December foal, which would be tragedy for a racing career.  The thought is that an early youngster would perhaps be bigger and stronger than its younger rivals in its 2 and 3 year old racing years.

So I would like to wish all of the horses a Happy Birthday!  May they all get plently of birthday carrots and apples, and perhaps a nice hot bran mash.

Charlottesville Horse Farms – Christmas in the Stable

We all decorate our Charlottesville homes for Christmas, but do you decorate your stable too?

My stable was always decorated for Christmas.  The sliding doors sported matching wreaths adorned with red bows and pine cones.  The office was not to be forgotten and the mantle sported greenery and candles.  Stockings were hung on the stall doors to be filled with peppermints, horse treats and carrots.  Sometimes there were peppermint wreaths as well.  Not to be forgotten, there were plenty of goodies for the barn cats.  Christmas night all of the horses enjoyed a hot bran mash.  One of my favorite times of the day was walking down to the barn after Christmas dinner, listening to the contented horses munching hay, all cozy in their blankets and giving each one a last peppermint.

Charlottesville Horse Farms – The 2011 Virginia Horseshow Season Has Started

The 2011 Virginia horseshow season has started.

For the basis of computing year end points and awards the new horseshow season begins on December 1.  If you are in the Charlottesville and Central Virginia area and want to get a start on this years’s points, there are two December horseshows in the area.  Today there is an schooling show at The Barracks, which will offer VHSA associate points.  Next week also at the Barracks in the firs show of their winter A show series.

If you have a Charlottesville horse farm or Central Virginia horse farm, you can keep horseshoing through out the winter.  There are several associate shows and A shows within an hours drive to chose from each month through the winter.  By spring you can have a good start in the standings or can have given your young horse important experience.

There is a good selection of Charlottesville and Virginia horse farms on the market right now and there is nothing I would nejoy more that helping you find the perfect one for your family and your horses.
