Buying A Charlottesville VA Horse Farm – A Local Lender Can Help

If you are in the process of buying a Charlottesville VA horse farm, having a local lender can help.

Many of us are used to shopping for everything on the internet.  As you know just about any product that we wish to find is offered on the web and mortages are no exception.  It is easy to click on these sites to try and find the best rates.  Or you may be from out of town or even out of state and have a lender in the town where you currently live with whom you are comfortable doing business.  However,  in the current real estate market we are seeing many contracts that do not make it to closing or closings that are delayed.  Often it is little glitches that can cause the whole train to derail.  A transaction may be held together or salvaged if the attorneys, lenders and Realtors can communicate easily and are able to talk together face to face.  Choosing a local lender and a local attorney  can make the difference between your contract for a Charlottesville VA horse farm closing or falling apart.

A heads up for Charlottesville first time homebuyers: if you are planning to take advantage of the $8000 First Time Home Buyers Tax Credit, you are running out of time.  In order to qualify the contract must close by November 30.  This means that your Charlottesville Virginia home needs to be under contract by September 30, thus allowing ample time for loan approval and closing.

Three Things To Keep In Mind When Choosing A Mover

You've got a ratified contract on a new Charlottesville home, its getting near time to close and you have a million things to do.  One of those is choosing a mover, but who do you choose?  The cheapest one…right?  Not necessarily.

We have all heard the horror stories about movers getting to your home with all of your possessions on the truck and refusing to unload until they are paid hundreds of dollars of extra fees.  How do you go about choosing a mover to ensure that this doesn't happen?

Realty Times had an excellent article this morning outlining three points to be aware of when choosing a mover to help you relocate to a Charlottesville VA home.  The article will explain why you should pay attention to the following things.

  • Have a representative of the moving company come to your home to see exactly what you have to move and give you an estimate of actual moving costs.
  • Be sure to choose a local moving company.
  • Do not accept a low ball bid.

After you heed this advice, you can cross hiring a mover off your todo list and get on with filling up all of those boxes.  Happy moving!  Come home to Charlottesville!
