Nightsongs Still Happen in Fluvanna

January 29th, 2009

A couple of nights ago as I was getting ready for bed in my Fluvanna County home, I put on a casette Owl & moon of Keith Jarret piano music.  As I lay in bed listening to the peaceful music I noticed that there was a sound of an owl softly hooting among the piano notes.  I sleepily thought what a nice touch the recording of the owl added to the music and I drifted off to sleep.  A little later when I woke the music had stopped playing but there was the faint hoot of an owl.  Throughout the night whenever I woke slightly the owl was still outside my window.  I sleepily thought of how special it is to live in a place where I can still hear the night music of the owls.

Listening to the owls brings back the happy memories of when my now grown girls were babies.  Both children were born in March, so there were many spring nights when I was awake during the wee hours feeding a baby with the music of the owls in the still night.  We named our Charlottesville horse farm Nightsong in memory of those nights.

If you would like to come to a part of the country where you can still hear the songs of the owls and whipoorwill and the cries of the foxes echoing throuth the night, I would love to help you find a Charlottesville country home.

Landscaping With Native Virginia Plants

January 27th, 2009

Landscape, flowers Albemarle County and Central Virginia are noted for some of the most beautiful scenery in Virginia.  Many Charlottesville homes boast beautiful gardens and meticulous landscaping.  However, as we become more ecologically conscious we need to learn how we can create a beautiful home environment while saving our natural resources at the same time.

One way to preserve the local ecosystem is to landscape with indiginous Virginia plants.  There are several ecological benefits to using native species of trees, shrubs and flowers in your yard.  Since native species evolved in the local ecosystem they are adapted to the area's climatic conditions and as a result are likely to use fewer resources to stay healthy.  Native plants are developed in the soil of the area so are less likely to need fertilizer and are more likely than alien species to require pesticides as they are probably resistent to the insects that are in the area.  In addition they will be more drought resistent than a plant that is native to a wetter climate.

10 Steps For Preparing Your Home For Sale

January 24th, 2009

Charlottesville, Virginia has a large number of homes on the market right now giving homebuyers a lot to choose from.  In order for your home to sell, in addition to being priced properly, it is important that it is in the best possible condition.  What should you do before you put your home on the market to help it make a good first impression?  Here are 10 tipsHouse heart windows to help you make sure that your home is the one that buyers will want to make an offer on.

1.  Clean the entire home from top to bottom.  Don't forget the garage, inside closets, cabinets and the pantry.  Remember buyers will examine every nook and cranny.

2. Polish and wax floors.  If you have carpets, clean any dirty carpets and restretch if necessary.  If the carpet is worn, it should be replaced.  Even if you are thinking of offering a carpet allowance most people would rather not be bothered with having to replace it themselves.  Remember to choose a neutral color.

3. Repaint.  Nothing makes a house look new and bright like freshly painted walls.  Again neutral colors are important.  It is easier for people to imagine their possessions in a home if the walls and carpets are in a neutral shade.

4. Fix any nailholes and blemishes on the walls before painting.

5. Make sure all closets and cabinets are neatly arranged.  You may want to put items that you are not using in storage.  If closets are not crowed it will give the impression that you have plenty of storage space.

6. Remove any pieces of furniture that you can do without.  Also put any pieces that are oversized for the rooms in storage.  It is important to make the rooms look as spacious as possible.

7. Clean all of the light fixtures, ceiling fans and wash the windows.

8.  Take down family pictures.  You want potential buyers to imagine themselves and their family living in the home.

9.  Declutter.  Remove knick knacks from shelves and table tops.  All of these objects can make a room appear smaller.  Also if you have many interesting objects around your house, a buyer can get distracted from looking at the actual features of the home.

10.  If you have pets, make sure that the house does not smell like pet odors.

Your realtor will be able to walk through your home with you and give you tips on what you can do to your particular home, to ensure that it is the one that sells.
