Timing The Drop Of The Market

Many people are confused right now about the best time to jump back into the real estate market.  Everyone wants to buy at the bottom of the market.  Are we there yet?  Will prices drop more?'  The answer is that no one will be able to know when the market has hit bottom until it starts back up again.  Of course once we can see the upturn it is too late.  You have missed the bottom.

The important factor is to focus on finding the home that you want at the price you would like to pay.  When that happens it is time to buy, because that property may not stay around at that good price.  Do you want to take the chance of losing it.

There was a very good article published in Inman News written by Gustavo Blachman that speaks about the question of whether to buy now or to wait.  They are talking about waterfront properties in Florida, but the discussion applies equally well to Charlottesville horse farms or any other Central Virginia properties.

South Keswick – A Fluvanna County Equestrian Community

Are you looking for a new home for yourself and your horses?  One of the options for horse owners is to purchase a home in an equestrian community.  Often horse owners do not want to take on the upkeep of a large farm, but the trade off with keeping your horses on a smaller piece of land is that there is not anywhere to ride.  The solution may be to purchase a home in an equestrian community.

We have talked about Glenmore with its attached equestrian center.  The Glenmore model offers a stable adjoining the community where homeowners are able to board their horses close to their homes.  South Keswick presents a different sort of option.  In the South Keswick community most of the homesites are about 10 to 12 acres and offer the opportunity to have your horses living on your own property.  At the same time there are communal walking and riding trails which stretch throughout the community, so that there is plenty of room to ride.

South Keswick is conveniently located in Fluvanna County, 2 miles from I64 and 10 minutes to Charlottesville.

Below are pictures of some of the homes and the only remaining lot that are currently on the market in South Keswick.  The homes that are currently for sale range in price from $599,000-$865,000 and the 11.97 acre wooded lot is priced at $225,000.

Charlottesville’s Best

There are so many wonderful things to enjoy about Charlottesville, Virginia.  The town and the surrounding Albemarle County enjoys scenic beauty, a rich historic legacy, many delicious restaurants, art galleries, theater, and many outdoor activities.  Recently the CAAR Real Estate Weekly compiled a list of the top 50 best things about Charlottesville.  This list provides a great starting place for visitors and people who are newly relocated to the area to find great places to visit and things to do.  If you have a favorite that has been left off the list please share it with us.
