Should I Invest In a Foreclosed Property?

We have been reading about the increasing number of foreclosures all across the country, and while Charlottesville, Virginia has not been hit as hard as many areas, it is no exception to this growing trend.  You may be thinking that the purchase of a foreclosure would be a good investment opportunity.  Before making that step it is important to understand the foreclosure process and to realize what is the best stage in that process in which to time your investment.

There is a good article by Glen Beck titled Not All Foreclosures Are Created Equal in todays Realty Times.  This article explains what is involved in investing in foreclosures in the various stages of the foreclosure cycle. According to Mr. Beck:

"By far the best, easiest, safest, and most lucrative way to buy foreclosure properties at this time in the cycle is to be buying at the third and final stage of the process, that being bank owned properties (REO's) after the auction is over.  Because of the huge volume of foreclosures now on the market at record levels, the huge number that will be coming in over the next 12-18 months, banks are lowering their prices daily just to move the inventory."

In addition Mr. Beck states that "As an investor and licensed realtor that has bought homes in all stages of the foreclosure process, for myself and amy investors and clients, I am directing my clients to take full advantage of what could be one of the best foreclosure buying markets we will ever see."

Horse Farms Are Still Selling In Charlottesville Virginia

Fall in Virginia Can Be a Time For New Beginnings

As we make our way through October the 2008 horseshow season is winding down.  In November horsemen will enjoy a few weekends of down time before the 2009 season starts at the beginning of December.  This is often a season to say goodby to the good mount that has safely carried you through several years of showing.   Ponies are sadly out grown or a rider is ready to move on to a more challenging partner allowing them to progress to the next level.  This break between seasons becomes the perfect time to go horseshopping.

Charlottesville, Virginia and Albemarle County are located in the heart of the Central Virginia horse country.  Due to the large number of stables in the area, Albemarle horse country becomes a popular horse shopping destination.  In addition fall is the optimum time to come to Virginia and shop for the perfect Charlottesville horse farm; plus you can enjoy the spectacular fall foliage at the same time.  Albemarle, Fluvanna, Louisa and Orange Counties all have a selection of beautiful horse farms on the market for your inspection.

Shadowfax LLC at the Glenmore Equestrian Center is has three more horseshow weekends left on its 2008 show schedule.  The Shadowfax horses and riders under the instruction of Baily Dent have enjoyed a most successful horseshow season.  If you would like to have your  horse nearby, but do not wish to have your own farm, it makes sense to consider a move to Glenmore or one of the other area equestrian communities.

Come to Charlottesville in the fall to enjoy the spectacular scenery and search for your next horse or the perfect Albemarle County horse property.

Shopping For A Mortgage – What You Need To Know About The Good Faith Estimate

When you are starting your home home buying experience, your REALTOR will be speaking about prequalification, preapproval and loan approval.  You will be encouraged to speak with a mortgage professional to make sure that you will be able to obtain a loan and also to find out an estimate of the amount of the loan that you will qualify for.  This is a crucial step in determining how much home you will be able to afford.  It is heartbreaking to find your dream home only to learn that it is outside of your budget. 

I always recommend to my clients that they speak with several different lenders; since different companies will offer different programs.  It is important to find not only the best loan for your needs and budget, but also the mortgage officer that you are comfortable with.  But when you have obtained your good faith estimates from several lenders, how do you compare them?  Jeff Belonger – Infinity Home Mortgage Company has written an excellent post clearly explaining the basics of the good faith estimate.
